New EPC Changes Explained | AG Site Solutions

Currently, landlords need an EPC rating of at least ‘E’ in order to legally rent out a property. However, the government is introducing stricter EPC rules as part of its commitment to reaching net-zero carbon targets.

The new requirements are:

  • From 2025, all newly rented properties must have an EPC rating of ‘C’ or above.
  • From 2028, this rule will also apply to existing tenancies, meaning every rental property must meet at least a ‘C’ rating.
  • Landlords who fail to comply could face significantly higher penalties — up to £30,000 per property, compared to the current fine of £5,000.

These changes mean landlords will need to invest in energy efficiency improvements, such as better insulation, upgraded heating systems, or energy-efficient windows, to avoid fines and keep their properties legally lettable.

By acting early, landlords can spread out costs and make their properties more attractive to tenants who value lower energy bills.
