Current EPC Requirements Explained | AG Site Solutions

Since October 2008, all rental properties in England and Wales have been legally required to have an Energy Performance Certificate (EPC) before being marketed.

On 1st April 2018, the Minimum Energy Efficiency Standards (MEES) came into effect. These rules state that:

  • All properties being let or sold must have an EPC rating of at least ‘E’ or above.
  • It is illegal to rent out a property with an EPC rating of ‘F’ or ‘G’, unless the landlord has a valid exemption registered.
  • EPCs are valid for 10 years, after which a new assessment must be carried out if the property is sold or let again.

The UK government continues to review EPC standards, with proposals to raise the minimum requirement for rental properties to ‘C’ by 2028. Landlords and homeowners are encouraged to plan energy efficiency improvements early to avoid compliance issues.
